A CRITICAL SERVICE
While renting out space for a profit is the core business for the landlord, it is merely one of many necessary details for a growing company, and far too often the tenant is outmaneuvered by a better prepared and more focused landlord. Seemingly inconsequential details can get overlooked in the initial negotiations, and in the long run the square footage can end up costing the client much more money than anticipated, making the overall profitability of the location much less than outlined in the pro forma. And even when deals are struck which are seemingly favorable to the tenant, not having a dedicated Lease Admin Dept can mean agreements are not implemented correctly, and invoices are received and paid which are outside of contract compliance. Landlords are getting more and more brazen about making profit centers out of items that used to be considered “pass through” costs. Sometimes, depending on the region, this can be illegal, but our experience is that it does not deter some landlords from doing it anyway. |
