INTRO
If you’re a typical company in a growth mode, with somewhere between 4 and 20 locations, chances are you don’t have a dedicated Lease Admin Department, and you don’t have the time or resources to pay much attention to your lease-based invoices. You may feel you signed a favorable deal with your landlord, but how do you know you are being invoiced according to the terms of your lease? How do you know that over time the increases that occur were proper? Our Lease Management Outsource program addresses those items. We start with a historical audit to determine the overall health of the lease language and past charges, establish benchmarks, identify where the lease invoices may not have been as specified in the lease, and then continue to monitor charges each month. We’ll review increases to ensure they are as prescribed, and refute increases that can not be justified to our satisfaction. The client can elect to pay their own invoices subsequent to our review and approval, or have us pay them out of a dedicated custodial account. And of course, we are also available to lend our expertise in the negotiation of future locations – especially helpful for the utility portion of the lease – which landlords now openly assert to be a profit center for them. This program is an excellent way for smaller, growing companies to focus on their core business and still make sure they are not ignoring their landlord relationship. As with any relationship, ongoing communication is the key, and with Lease Management Outsource service, there is a continual two way dialogue between tenant and landlord, addressing little problems before they become big ones, and facilitating a healthy relationship. |
